Indroduction
Complying with Spanish hospitality regulations is essential for operating legally, building guest trust, and maintaining visibility across booking channels.
This guide explains the national and regional requirements you must meet, and how to keep your Travelnest account up to date to stay compliant.
National tax reporting requirements
Spanish tax law prevents booking channels from listing properties that have not provided the required tax information.
Before your property can appear on booking sites, you must supply the following details in your Travelnest account:
Referencia Catastral
This code uniquely identifies your property in the national Cadastre property registry. You can find it on your property deed, IBI receipt, or through the Catastral Search Portal.
It is typically 20 characters long and contains both letters and numbers.
Country of citizenship
This is the country where you, as the property owner, hold citizenship.
Personal identification number
- Spanish citizens must provide their Documento Nacional de Identidad (DNI).
- Foreign residents must provide their Número de Identificación de Extranjero (NIE).
You must enter all of this tax information in the Local laws and regulations section of your Travelnest account to remain live on booking channels and reach millions of potential guests.

Regional hosting regulations
Each autonomous community has its own distinct laws and regulations, and you will have different obligations depending on where your property is located in Spain. We've created a handy guide which explains how to register in each region:
| Andalucia | Asturias |
| Cataluna / Barcelona | Islas Baleares |
| Madrid | Navarra |
| Valencia |
Visiting your local town hall (Ayuntamiento) is also a good way to confirm any additional regional or municipal requirements for your property.
