Indroduction

To rent your property to short-term guests in Portugal, you must register it as a tourist rental accommodation (Alojamento Local) with your local town hall (câmara) and obtain a rental license. This applies to houses, apartments, and lodging establishments (including hostels and dormitories).

Your Alojamento Local registration number must be displayed on all advertisements, including online listings, and it’s recommended to include it in the property description.

Gather your documents

Before applying, ensure you have the following information and documents ready:

  • Owner details — Name, address, and Tax Number (NIF) of the owner or managing person
  • Property details — Address, name of the establishment, capacity (rooms, beds, guests), and start date of the activity
  • Authorisation documents — Valid use authorization for the property
  • Emergency contact details
  • Identification documents — Passport, ID, or company documents
  • Property rights documentation — Land Registry documents, lease agreement, deeds, or other proof of rental rights
  • Declaration documents — Signed declaration confirming suitability as an Alojamento Local and a Declaration of Tax Activity (Declaração de Início de Atividade), CAE 55201 or 552014
