How to override and amend Smart Pricing

Manually adjusting your Smart Pricing rates

If you’re using Smart Pricing, you can still manually adjust or override nightly rates for specific dates directly from your calendar. This gives you full control when you want to set custom prices — for example, during peak seasons, local events, or special occasions such as Christmas.

If you’d like to learn more about how Smart Pricing works, please see our full Smart Pricing guide.

How to override Smart pricing rates

  • To override Smart Pricing, select the dates you want to update, then switch the toggle from Smart price to Custom price (on mobile, tap the nightly rate in the pop-up menu). Enter your preferred nightly rate — this will replace the Smart Pricing rate for those dates.

  • You can switch back to Smart Pricing at any time by toggling Smart Price on again, or tapping Switch back to Smart Pricing in the mobile app.

Changing your default Smart Pricing values

  • You can update your base price, minimum price, allowed check-in days, minimum night stay, and 7- or 28-night discounts at any time by heading to the property's Pricing and discount page.

Make sure you're not over-pricing when using Smart Pricing

In some cases, when using our Smart Pricing feature, you may notice that all or most of the dates are priced at your minimum price. This may indicate that you have set your minimum price too high compared with what our Smart Pricing tool would suggest is a competitive rate to attract bookings.

For example, if you switched Smart Pricing on with a minimum price of £1,000 per night, and then you check your calendar and see that each night is still £1,000, this would suggest your minimum rate is too high.

FAQ

Can I set different defaults for specific periods?

Not yet — Smart Pricing applies your default values consistently across the 365-day pricing window.

However, you can manually set custom prices for any individual night on your calendar.

What happens if I already had pricing before enabling Smart Pricing?

When you turn on Smart Pricing, your existing pricing periods are preserved but not used while Smart Pricing is active.

If you later disable Smart Pricing, your previous manual pricing settings will automatically be restored.

Can I switch back to manual pricing?

Yes — If you have used manual pricing before, you can change back to your previous pricing settings by turning Smart Pricing off.
